Spring Home Maintenance

Now that Spring is here, it’s the perfect time to get a head start on any maintenance or service that may be needed on your home.

As you’re aware, every home needs to be properly cared for or small items can become big items that can end up being very costly.

So, let’s jump into 6 items to check off your list.

 

Inspection of the exterior of your home

Some areas of the country can be brutal on the exterior of a home. Snow, rain, falling trees or branches, etc. can take their toll on your home.

Any damage that may have occurred over the winter, should be addressed and repaired as soon as possible.

Roof  inspection.

Depending on your level of experience, you may wish to have a professional inspect the roof of your home. Checking for and repairing as needed any loose or damaged shingles or tiles, making sure vents and flashing are working properly and removing any moss buildup is not only peace of mind, but can save you a lot of money down the road.

This is also a good time to clean out debris that accumulates in the gutters.

Siding & paint.

Walking around your home and looking from top to bottom for siding that may be warped, buckled or damaged or masonry that has damage to the mortar, as well as looking at the painted surfaces and trim for peeling or blistering is something that many homeowners are comfortable doing themselves. If not, you may have a child or friend that can lend a hand with this.

There are also professionals in your area that are experienced with inspecting your home.

While you’re walking around the perimeter, check the foundation for any cracks or settling as well as check the vents are clear and have screens to keep the critters out. Proper ventilation of the crawl space in important.

Fencing, trees and shrubs.

Check the entire perimeter of your property. If there is a fence as many properties have, inspect to see that it is in good shape. Notice any areas that may need attention and have them repaired as soon as you can.

Next, most trees and shrubs are very hardy, but it’s always a good idea to check each one for any damage from the winter storms and cold weather. Consult a landscape contractor or an arborist if it appears there is severe damage to get their opinion on what steps if any should be taken.

Windows.

Most modern windows are vinyl or vinyl clad, which require very little in the way of maintenance. Cleaning and replacing any broken or cracked glass is all that is usually required. If you live in an older home with wood framed windows, you will want to inspect, and repair flaked or peeling paint and re-point any glazing that may be damaged.

Wood framed windows that are not maintained properly will deteriorate in just a short time.

Irrigation system.

If you live in an area where your irrigation system was winterized in the fall, and the temperature is not dipping below freezing at night, then it would be a good time to have your system serviced. Many cities also require a back-flow test each year. Often times both of these services can be performed at the same time.

Decks, patios and walkways.

If you happen to live in the PNW as I do, moss and algae can build up on these surfaces and create a hazard for walking when wet. Power washing once each year to remove moss and algae not only makes these surfaces looks better but is much safer.

Keep in mind, addressing small problems as they come up will always save you money in the long term. If you’re hiring a contractor to perform an inspection or repairs to your home and you are not familiar with them, ask for references and check with your state licensing board that the contractor is current with licensing requirements.

Ask your neighbors and friends for recommendations on who they may have used in the past.
